Loft insulation is a layer of insulating material, usually mineral wool roll or blown loose-fill, laid across the floor of your loft to stop heat escaping through the roof. Because warm air rises, an uninsulated roof can account for around a quarter of the heat lost from a home, which makes loft insulation the single most cost-effective measure for most properties. Current Building Regulations recommend a total depth of 270mm of mineral wool, yet many homes across Wolverhampton and the Black Country built before 2000 still have only 100mm or less, or none at all. Topping up an existing layer or insulating a bare loft is quick, usually completed in a few hours, and requires no structural work. Virgin loft insulation versus a top-up

There are two jobs that fall under loft insulation, and which one you need changes the work and the saving. A virgin installation insulates a loft that has none at all, which still applies to a surprising number of older terraces in the region. A top-up adds material on top of an existing but inadequate layer. Many homes in Wednesfield, Bilston and Bloxwich were insulated to a 1980s standard of 100mm and have never been brought up to today's 270mm recommendation, so a top-up of around 170mm makes a real difference for very little outlay.

Materials and access

Mineral wool roll is the standard choice, laid in two layers with the second running at right angles to the first to cover the joists and remove cold bridging. For awkward lofts with limited access or a lot of obstructions, blown loose-fill insulation is pumped in to reach every corner. Both perform to the same standard when fitted to the correct depth. Access matters: a clear, boarded loft hatch makes the job faster, and we always leave a walkway and keep insulation clear of recessed downlights and any electrical fittings for safety.

Cost and savings

Paid privately, loft insulation typically costs £300 to £500 for an average home, depending on whether it is a fresh installation or a top-up and how easy the access is. The Energy Saving Trust estimates a saving of around £355 a year for a semi-detached house going from no insulation to the full 270mm, the highest annual saving of any single insulation measure relative to its cost.

Eligible households pay nothing. Loft insulation is one of the most commonly funded measures under ECO4 and the Warm Homes Local Grant, and it is often installed alongside cavity wall insulation as a funded package.

Why Black Country lofts often fall short

A large share of the region's housing predates modern insulation standards. Interwar and post-war semis across Penn, Aldridge and Halesowen were built with little or no roof insulation, and where it was added later it was usually to the old 100mm standard. Over decades, insulation can also settle, compress or be disturbed by storage and trades working in the loft, reducing its effective depth. How thick should loft insulation be?

Current Building Regulations recommend 270mm of mineral wool insulation. Many older Black Country homes have only 100mm or less, which was the standard decades ago. Topping up to the full 270mm noticeably reduces heat loss and is often free under ECO4.
